As Worli continues to set the benchmark for refined urban living, Kalpataru One Worli emerges as a defining addition to its distinguished skyline. With panoramic views of the city and the sea, this expansive 5-acre estate encompasses three magnificent towers and is also home to acres of curated green landscape, shaping the cityscape with its clean lines and quiet, confident presence. The residential landmark is designed and orchestrated by world-renowned architect Hans Brouwer, Founder at HB Design, Singapore, landscape architect Ann Teo, Owner of COEN, Singapore, and façade design by ALT Façade, Philippines. Great architecture expresses itself in subtle, non-verbal ways. Elaborating on this thought, Brouwer says, “In world-class cities, skylines are defined by structures that pierce the horizon and leave a lasting imprint on memory. Even if we don’t see the details of the facade, you can tell that it is probably Chicago, New York, or Dubai. Kalpataru One Worli is designed to hold that kind of presence in Mumbai’s skyline. Rooted in the present but envisioned for the future, Kalpataru One Worli is built to stay meaningful and enduring for generations to come.”

A World of Quiet Refinement

Kalpataru One Worli’s strategic location is home to legacy institutions, cultural enclaves, and glamorous social infrastructure that exist with unspoken ease. And in this hub of the city’s finest luxuries and homes, there is a serene world that recalibrates your everyday life, elevating each and every moment of how you wake up, unwind, and actually live.

 

Within this enclave, each space is a chapter, every detail a verse, composing a story of purpose, privacy, elegance, and enduring legacy. On this project, the façade occupies a significant focus in the design process. It encompasses intricate detailing that evolves across the crown, the middle, and the base, each of the elements in the lobbies, the drop-offs, and the canopy; everything has been carefully considered. Together, these layers shape the mechanics of the experience that residents and their guests have from arrival to ascent.

 

The first habitable floor is perched at 100 feet above ground level. The floor-to-floor height soars to an impressive 4 metres in Tower A and 3.9 metres in Tower B. These infrastructural decisions reinforce the architect’s commitment to create something of magnitude, of longevity, and relevance.

An Architectural Marvel

Great architecture reveals itself through layers of thought and experience. In contemporary high-rise design, this thinking unfolds across three distinct scales: the urban scale, the architectural scale, and the experiential scale. Each plays an important role in shaping how a building contributes to the city, how it is seen from a distance, and how it is ultimately experienced by the people who live within it.

 

At the urban scale, Kalpataru One Worli, with its design, height, and scale, creates a distinct silhouette against the sky. An ideogramic clarity, a form that can be recognized even from afar, almost like a simple symbol.

 

The second scale is architectural, the way the tower is understood from mid-distance. One of the biggest challenges in high-rise design is monotonous grids. To address this, Kalpataru One Worli’s design is organised into three clear parts; the 6 levels of podium and eco-deck form a strong architectural base that integrates amenities, urban activity, and the building’s relationship with the street. The next part is the façade, which emphasizes vertical patterns to create rhythm and visual interest. At the top, the sky level across the towers forms a luminous beacon at night, adding character to the design and the skyline.

 

The third scale is experiential, the level at which residents physically encounter the building through materials, details, and atmosphere. In ultra-luxury architecture, surfaces are not simply finished but carefully chosen for durability, texture, and character. Instead of painted plaster, the façade of Kalpataru One Worli uses materials such as ceramic, glass, and aluminium, giving the tower a refined and enduring presence.

 

To this, Hans Brouwer adds, “The Indian buyer at this level, particularly in Mumbai, expects a great deal. They have traveled. They have experienced the best hotels and clubs around the world. They know what a seven-star experience feels like. So, it is a good challenge. When your clientele is demanding, you must bring your best work.”

Framing the Horizon

This philosophy of form following function is clearly reflected in the project as well as the floor layout. Each and every corner has been planned and placed in a certain manner only because of the multiple studies done of the surrounding context, land, and movement of sun and wind, as well as the lifestyle of the people who will live here.

 

Expansive living rooms are paired with wide sundecks that frame the panoramic views beyond. These decks are designed as usable extensions of living spaces rather than mere decorative elements. Ultra-slim mullions and advanced sliding systems allow large glass panels to move effortlessly while maintaining a seamless visual connection with the views outside.

Designed with the understanding that privacy is the new luxury, this space has a separate staff entry that is aligned with their quarters and kitchen space, dining spaces that connect to the kitchen, and bedrooms that give enough space for residents to shape the space as their lives move.

 

For residents, this architectural clarity translates into a quiet luxury where mornings unfurl against panoramic horizons, and evenings are spent drifting between the curated amenities thoughtfully woven into the vertical community. “50 years from now, I want residents to say, this is where I lived, where my family grew, where our lives took shape,” says Brouwer.
