In the early hours of the morning, when the Arabian Sea glints with a silvery reticence, Kalpataru One Worli rises like a carefully penned chapter from a dream-laden chronicle. Sprawling across a three-acre landscape expanse, it stands as a beacon of refined living and quiet strength. Enveloping three magnificent towers and an expansive green landscape, the residential landmark is designed and orchestrated by world-renowned architect Hans Brouwer, Founder of HB Design, alongside landscape artist Ann Teo, Owner and Managing Director of Coen, a Landscape Architectural Practice based in Singapore. The project is a meaningful milestone in Kalpataru Limited’s expanding portfolio of landmark developments.
Great architecture expresses itself in subtle, non-verbal ways. Elaborating on this thought, Brouwer says, “In world-class cities, skylines are defined by structures that pierce the horizon and leave a lasting imprint on memory. Even if we don’t see the details of the facade, you can tell that it is probably Chicago, New York, or Dubai. Kalpataru One Worli is designed to hold that kind of presence in Mumbai’s skyline. Though realised in 2024, it is built to remain pertinent in 2054 and beyond.”

A Quiet World In Worli
Kalpataru One Worli’s strategic location along the shores of Worli offers seamless connectivity to Mumbai’s central business district, such as BKC and Nariman Point, via the Bandra-Worli Sea Link, Metro Line 3, and the Coastal Road. It is here that legacy institutions, cultural enclaves, and glamorous social infrastructure exist with unspoken ease. And in this hub of the city’s finest luxuries and homes is a serene world that recalibrates your everyday life, guiding how you wake up, unwind, and actually live.
Within this enclave, each space is a chapter, every detail a verse, composing a story of purpose, privacy, elegance, and enduring legacy. The orientation of the towers has been meticulously calibrated through world-class architecture, ensuring every residence gets uninterrupted views of the sea, Mahalaxmi Racecourse, the Sea Link, and the cityscape beyond. “When you open the windows, you hear Mumbai. But inside, even during monsoon rain coming in from the coast, you sit there looking out over the world in comfort,” says Brouwer. “Guided by a form-follows-function philosophy, the facade has been considered in its entirety—from the crown to the base, including the lobbies, drop-offs, canopy, and entry sequence,” he adds.
The first habitable floor is perched at 100 feet above ground level. Floor-to-floor height soars to an impressive 4 metres in Tower A and 3.9 metres in Tower B. The massive seven levels of parking across the basement and podium levels feature dedicated EV charging stations. These infrastructural decisions reinforce the project’s commitment to longevity, sustainability, and relevance.

Life Elevated Layer By Layer
At Kalparartu One Worli, the experience begins at the ground level, where art, landscape, creativity, and tranquillity exist in perfect harmony. Sculptural installations line shaded pathways, and lush greenery envelops you, revealing tranquil corners at every turn. “The landscape design works in close dialogue with the architecture. It is not simply about how the space looks but more about how a space feels, how it softens the built form, and how it intends to bring in the intangibles: feelings, passage of time, calmness, rejuvenation,” says Ann Teo, the landscape artist of the project. Tangible landscape strategies like layered planting, tiered spatial flow, and modern gardening styles become the tools through which intangible experiences are shaped. Garden pavilion, jogging paths, a pet run, social pods, play zones and box cricket courts form a calibrated landscape designed for social life. “Being close to nature, residents can experience a multi-sensorial presence. They can find solitude, gather with friends, and during festive moments, connect with the larger community,” she notes.
The Podium Level deepens the narrative of balance and well-being. Designed as a place where activity meets serenity, it houses a racquet club with pickleball and badminton courts, squash courts, an indoor games room, and a card room. The Eco Deck emerges as a verdant interlude, where nature and architecture flow together in perfect harmony. Lap pool, aqua deck, and kids’ pool are interwoven with a multipurpose lawn, while the business centre and mini theatre extend the deck’s relevance beyond leisure alone. Everything combined establishes a self-sufficient microcosm designed for contemporary living.
At the summit, the Sky Level at Kalpataru Amatra offers a rarefied escape above the city’s perpetual rhythm. Here, the sky lounge, deck and pool create an almost ethereal environment amid the clouds, for escaping into a world of elevated tranquillity. These lavish amenity zones across five magnificent levels are thoughtfully curated to serve every generation. Reflecting on these amenities, architecture, and the open green spaces, Brouwer explains, “The Indian home buyer today, particularly in Mumbai, expects a great deal. They are well-travelled and have experienced the best hotels and clubs around the world. They know what a seven-star experience feels like. So when your clientele is demanding, you must give your best work.”

Tranquillity Engineered In Height
The stately residences in Kalpararu One Worli are tailored to elevate contemporary living and offer maximised views of the sea and acres of green. With only two homes per floor, privacy is assured without ostentation. The planning privileges openness, with the spaces feeling extraordinary in every detail.
For architects and interior designers, the residences offer a rare canvas—expansive volumes, clean structural grids, and uninterrupted sightlines, creating the latitude to experiment with scale, layered material palettes, and curated experiences. “When you stand in the living area and have this immense horizontal opening looking out at the view, with no columns and a deep balcony that is genuinely usable, that experience drives design decisions,” shares the architect. “We paid a great deal of attention to the sliding glass doors between the living room and the balcony. How many panels are there? How thin are the mullions? These are the details that shape how the space is truly experienced.”
For residents, this architectural clarity translates into a quiet luxury where mornings unfurl against panoramic horizons, and evenings are spent drifting between the curated amenities thoughtfully woven into the vertical community. “50 years from now, I want residents to say, this is where I lived, where my family grew, where life took shape,” says Brouwer.
